This project was the first venture of a new banker/developer/builder in a growing suburban area of Gastonia. This unit was the first of two buildings designed for a site that was zoned for a maximum of 25,000 square feet of construction. It was designed and constructed at the top end of the quality scale for the area of town and from the very beginning enjoyed a high level of leasing success and public enthusiasm.
The basic construction is a pre-engineered metal building with face brick exterior skin. The column spacing provides a leasing bay of 600 square feet with typical leases requiring 1,200 to 1,800 square feet. Frequent spacing of overhead doors on the rear of the building allow access to trucks off loading and/or on loading of products, material, etc.
Square footage: 14,400 square feet (initial unit). Construction cost: $864,000
