This building was originally constructed in 1969 in an area of the city that was directly across a busy artery of the suburban area from one of the oldest shopping centers in the state and in an attractive area of speculative development as the city grew in a southerly direction. In its heyday, the building was quite attractive and enjoyed high occupancy for approximately thirty five years. As the area became more and more diversified, however, and the continuing growth attracted more commercial and newer development, the building began to fade and it struggled to maintain its presence among newer and more attractive buildings to office brokers.
The building was purchased by our client who saw the location to still be ideal for office use if it could regain its competitive edge. We were retained to put a new face on the building and to bring its interior finishes and amenities up to a level to compete with newer and more sophisticated buildings in the immediate vicinity. Our solution was to remove the dated mansard roof, eliminate the vertical window panels, cover the tan brick panels and sheath the entire exterior in a neo-classical appearance of horizontal cornices created of acrylic stucco.
